OFFER DETAILS EXPLAINED:
1) You must request & sign my Buyer Rebate Agreement.
2) You will agree to use me exclusively as your buyer's agent.
3) The MLS property must offer a 3% co-op commission (most do).
4) The purchase price must be over $100,000.


I'll pay you as a "Thank You" just for working with me!  It's my mission to help you keep more of your money in your pocket!  One of the ways I do that is when you use me to purchase ANY TYLER MLS property that pays a 3% co-op fee listed by ANY COMPANY.

Why would I be willing to give you back a 1/3 of my commission?  Because if you find a property and use me as the agent to assist you in your purchase/offer, I still make 2%.  If you use another agent, I make nothing.  I want your business and I will give you back 1% of the purchase price in exchange for your agreement to use my company to help you buy your next property.

Here's how it works: After you sign my Buyer Rebate Agreement to use me as your exclusive Realtor , I will rebate you 1% of the purchase price at closing on ANY property you buy, that is in the MLS, and pays 3% co-op commission, with a sales price over $100,000.

For example, on a $200,000 property, your rebate will be $2,000!  On a $400,000 home, your rebate will be $4,000!  

  This is real cash put back into your pocket within 30 days after closing (sometimes sooner), to use however you want! New furniture, moving expenses, big celebration, or a new plasma... it's yours to choose!   NO GIMMICKS involved. 

As a FULL SERVICE real estate company,I can help you save money on most ANY property listed by ANY Realtor from ANY company in Wood County, and possibly other areas  including Smith County, Northern Cherokee County and surrounding counties *(it is agents discretion as to what areas/how far to travel, as time allows).  Realtors put their listings in the MLS and offer a  commission to any agent who sells the property.  I can show and sell ANY of these properties (must get preapproval for area you are interested in by agent).  If you  are interested in this program, email me and let me know what are you will be looking in and I'll see if I will be able to assist you! In order to further qualify for this program, there are a few things you must be willing to do in order to share in my commission.
There is a maximum of 5 properties shown for this program. You must have preapproval before signing the buyers rebate/representation agreement.  You must preview all properties/neighborhoods before setting an appointment for that property and you must make purchase within 30 days. 


I will be glad to put my "Buyer Rebate" in writing.  Because this is real cash out of my pocket, you MUST request and sign my agreement in order to receive the rebate.  (Again, this rebate is only offered to those buyers who request it!)  My full intention is to provide you with the best service in the county, while helping you save money as well.  I am convinced that no other company in the county will match my rebate program for buyers and my flat fee fsbo options for sellers!  I look forward to working with you and helping you $ave!

***This rebate is offered to obtain new business and is not offered unless requested..  If requested, the agreement must be signed BEFORE the buyer views qualifying properties.

You can usually apply your refund to closing costs, and get the rest as a check within thirty days of closing.  If you're using an FHA or VA loan, your lender's requirements may not allow you to receive a check from us for the portion of your refund amount not applied to closing costs. Be sure to ask them about their policy up-front so you'll know how your refund can be allocated. IF it is not lender allowed, we will not be able to extend the offer to you.

 You cannot use your refund as part of your down payment.

 

I am only able to work with a few buyers at a time in order to serve my clients needs, Call to see if I have openings. I can be reached Monday thru Thursday from 9 am til 12 pm; and from 1 pm til 5 pm. Other times by appt only. If you are calling out of that schedule, your call will be returned within the next 2 business days excluding weekends and holidays. I prefer email contact and that is the quickest way to receive a response.

                                                                                                                                                                     Buyer cannot be under a Buyer Agency Agreement or in negotiations with another Real Estate Agent to qualify for the Buyer Rebate.  Payment of rebates are subject to the consent of the seller. Rebate may also require consent of any lender. All these conditions must be satisfied in order for the buyer to receive the rebate.  Your Rebate check will be presented to you within 30 days of closing and funding or as allowed. The rebate will not be offered if the commission is less than 3%. The rebate is based on the base price of the home and my earned commission, and excludes any Realtor Bonuses or commissions over 3%; options or other add-ons. We reserve the right to Rebate to the Buyer by paying closing costs on the HUD - 1 Settlement Statement, or show as a discounted purchase price if required by the Seller, Lender, or any other party to close. Void where prohibited by law or where prohibited by the lender. Actual rebate may vary. There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional.
